Landlord gas safety certificates

If you let out a property with gas in it, the rules are:

• Every gas appliance and flue you provide gets a safety check by a Gas Safe registered engineer every 12 months
• Existing tenants get a copy of the record within 28 days of the check
• New tenants get a copy before they move in
• You keep the records for at least two years

If you've got more than one property, put them all on the form. It's easier to line the dates up so they fall at the same time each year.

Boiler servicing

A yearly service checks the boiler is working safely and catches small problems before they turn into a breakdown. Most manufacturers also ask for one every year to keep the warranty valid, so it's worth checking your paperwork if your boiler is still fairly new.

The price depends on the boiler, so I'll give it to you when I ring back. If I service it this year, I can let you know when the next one's due.

I'm registered for gas cookers and gas fires as well as boilers. For landlords that means one visit can cover every gas appliance in the property.
