Leaks and burst pipes
Leaking pipes, burst pipes and water coming through the ceiling. Before anything else, turn the water off at the stopcock.
Do this first
- Turn off the stopcock. Usually under the kitchen sink. Clockwise to close. Once the water's off, the damage stops getting worse.
- If water is near anything electrical, or coming through a ceiling light, turn the electricity off at the fuse box, if it's safe to reach.
- Turn the heating off, then open the cold taps to drain what's left in the pipes.
- Catch what you can with buckets and towels, and move anything valuable out of the way.
- Then send me the details and choose "Urgent" so it stands out.
How quickly I can get to you
During working hours (Monday to Friday, 8:30am to 5pm) I aim to ring back within a couple of hours, and it's often the same day. Evenings and weekends I can sometimes still come out, but there is a call-out charge.
Slow leaks
Not every leak is a flood. A damp patch that keeps coming back, a stain spreading across a ceiling, a boiler that keeps losing pressure, or a water bill that's gone up for no reason can all point to a slow leak somewhere. Those are worth getting looked at before they get worse.

Where's my stopcock?
Most often under the kitchen sink. If not, try where the water pipe comes into the house: a downstairs toilet, a utility room, under the stairs, or in the garage. Turn it clockwise to shut it off.
Can you come out tonight?
Sometimes. Evenings and weekends I can sometimes still come out, but there is a call-out charge. Choose "Urgent" on the form so it stands out in my inbox.
Water is leaking from my boiler. What do I do?
Turn the boiler off at its switch, turn off the water to it if you can, catch what you can, and send me the details. Keep it off until it has been looked at.
How do I thaw a frozen pipe?
Slowly. Warm towels or a hairdryer on a low setting, working from the tap end back towards the frozen part. Never a blowtorch or any naked flame. If the pipe has split, turn off the stopcock before it thaws.
